RESOLUTION NO. 672 A RESOLUTION OF TIlE PLANNING COMMISSION OF TIlE CITY OF SEAL BEACH APPROVING VARIANCE V-35-72 FOR A THREE UNIT ADDITION TO A NONCONFORMING BUILDING IN TIlE R-3 ZONE, NONCONFORMING BY REASON OF SUBSTANDARD YARDS. (KREDELL) WHEREAS, in the matter of Variance Application V-35-72, the Planning Commission of the City of Seal Beach does report as follows: 1. Subject case initiated by Goldia Kredell, 1531 Seal Way, Seal Beach. 2. Subject property described as Lots 13 and 14, Block E, Tract No. I, and commonly known as 1531 Seal Way. 3. Subject proposal is to permit a three unit addition to a nonconforming building with variances for: tandem parking, one parking space entering from a street, less than required length of parking stalls, and less than required side yard on a portion of exterior side yard. WHEREAS, the Planning Commission findings are as follows: 1. There is no on-street parking on applicant's side of Neptune. ._ 2. Two curb cuts would be restored by this proposal. 3. Tbe substandard side yard is necessary to provide the required length of parking stalls. 4. Tandem parking has been approved by the Commission when tandem spaces are used by individual units and not shared with others. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve Variance V-35-72 subject to the following conditions: (1) compliance with engineering conditions, (2) landscaping plans be submitted to the satisfaction of the staff, (3) parking spaces conform to 9' x 20' dimensions, and (4) execution of a land use agreement stipulating the maximum number of units as four, reserving parking spaces for vehicles only, and provisions for annual inspection. ADOPTED AND APPROVED this 6th day I hereby certify that the foregoing resolution was duly adopted at a regular meeting of the Planning Commission of the City of Seal Beach which was held on Wednesday, September 6, 1972, and carried 6y the following vote: .
