RESOLUTION NO. 656 A BESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH APPROVING VARIANCE V-3l-72 TO PERMIT CONSTRUCTION OF A 4 UNIT APARTMENT BUILDING WITH TANDEM PARKING ON PROPERTY WITH A NONCONFORMING BUILDING. (CURLE'l'TE) WHEREAS, in the matter of Variance Application V-3l-72, the Planning Commission of the City of Seal Beach does report as follows: 1. Subject case initiated by James A. and Georgia C. Curlette, 1015 Crestview, Seal Beach. 2. Subject property described as Lots 7, 8 and 9, Block D, Tract No. 1009, and is commonly known as 1016 Ocean Ave. 3. Subject proposal is to construct a 4 unit apartment building with tandem parking on property with an existing nonconforming building. WHEREAS, the Planning Commission findings are as follows: 1. Applicant is providing more than required parking. 2. The two existing nonconforming units would be difficult to enlarge. . 3. Hardship due to topography is demonstrated on subject property. NOW, THEBEFORE, BE IT RESOLVED that the Planning Co_ission of the City of Seal Beach does hereby approve V-3l-72 with the following conditions: 1. Proposed engineering conditions be met. 2. Proposed Fire Department conditions be met. 3. New and existing buildings conform to the Uniform Building Code, 1964 Edition. 4. Landscaping plans be submitted for the approval by the staff. 5. Land Use Agreement be executed limiting the number of units to ten (10), maintaining parking spaces for vehicles only, and providing for right of entry and inspection of the premises annually.
