V-27-72, TO PERMIT CONSTRUCTION OF A FOUR UNIT APART- MENT COMPLEX IHTlI TANDEM PARKING. WHEREAS, in the matter of Variance Application V-27-72, the Planning Commission of Seal Beach does report as follows: 1. Subject case initiated by Richard Kimball, 1055 Mar Vista, Seal Beach. 2. Subject property described as lots 33 & 35, Block 107, Bay City Tract, commonly knm~ as 235 8th Street, Seal Beach. 3. !;ubject proposal is to construct a four unit apartment complex with tandem parking. 1~F.REAS, the Planning Commission findings are a~ follows: 1. Parking spaces a~ shown are undersize. 2. The number of spaces as shown meet the minimum requirment. 3. The two spaces in tandem would allow 6 parking spaces to be provided. 4. Similar variances have been granted. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve V-27-72 with the following conditions: 1. Engineering conditions be met. 2. Parking spaces be 9' x 20'. 3. A one-hour rated fire wall be constructed between 4 tandem spaces and 2 conventional spaces. 4. A Land Use Agreement limiting units to 4, parking spaces to be open for vehicles and to annual inspection. 5. Landscaping plans to the satisfaction of staff.
