RESOLUTION NO. 647

A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF SEAL BEACH APPROVING VARIANCE V-25-72
FOR CONSTRUCTION OF A 13 UNIT APARTMENT COMPLEX
IN THE R-3 ZONE. (SAUERllIER!BURGESB-DONOVAN)
WHEREAS, in the matter of Variance Application No. V-25-72, the Planning COIIIIllission
of the City of Seal Beach does report as follows:
1. Subject case initiated by Charles and Rachel Sauerbier, 121 7th St., Seal
Beach, with the authorized representatives names as Burgess-Donovan, Inc.
2. Subject property described as Lots 21, 23,25, and 27, Block 6, Ba;y City
Tract, cCllllllOnl;y known as 121 7th St.
3. Subject proposal is to construct a 13 unit apartment canplex in the R-3
zone.
WHEREAS, the Planning CaDlllisBion findings are as follows:
1. Applicant is providing 3 parking spaces more than the minimum required by
code.
2. One vr1 tten protest and sane verbal protests were made regarding this
proposal. All protests were based upon assumed increase in parking congestion
of the area due to the 13 units.
3. The 13 units would not exceed density provisions of the code.
NOW, THEREFORE, BE IT RESOLVED that the Planning CClIIDIIission of the City of
Seal Beach does hereby approve V-25-72 with the conditions that (1) engineering
conditions be met, (2) land use agreement be executed stipulating that all 23
parking spaces remain open for parking of vehicles, units not to exceed 13 and
having provisions for annual inspection, and (3) landscaping plans be submitted
to the satisfaction of the staff.
