RESOLUTION NO. 636
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF SEAL BEACH APPROVING VARIANCE
V-2l-72 FOR THE CONSTRUCTION OF A DUPLEX
WITH TANDEM PARKING AND A ONE FOOT ENCROACH-
MENT INTO THE EXTERIOR SIDE YARD. (ERICKSEN)
WHEREAS, in the matter of Variance Application No. V-2l-73, the Planning Commission
of the City of Seal Beach does report as follows:
1. Subject case initiated by Henry Ericksen, 127 6th St., Seal Beach.
2. Subject property is descnbed as Lot 34, Block 4, Bay City Tract, more
commonly known as 134 4th St.
3. Subject proposal is to construct a duplex in the R-3 zone with tandem parking
and a one foot encroachment into the exterior side yard.
WHEREAS, the Planning Commission findings are as follows:
1. In order to provide the required size parking spaces, it would be necessary
for the garage portion of the building to encroach one foot into the exterior
side yard.
2. Tandem parking has been approved when other code requirements have been met.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby approve Variance V-2l-72 with the following conditions:
1. Compliance W1th Engineering conditions.
2. Execution of a.1and use agreement 1imit1ng the number of units to two,
reserving parking spaces for vehicles only, and provisions for annual
inspection.
3. Landscaping plans to be submitted and approved by the staff.
4. One foot encroachment into the exterior side yard for the garage portion of
the building only.
ADOPTED AND APPROVED this 17th day of May, 1972.
I hereby certify that the foregoing resolution was duly adopted at a regular
meeting of the Planning Commission of the City of Seal Beach which was held on
Wednesday, May 17, 1972, and carried by the follOWing vote:
