V-lll-72, FOR CONSTRUCTION OF A FOUR UNIT APARTMENT WITH TANDEM PARKING. WHEREAS, in the matter of Variance Application No. V-1ll-72, the Planning Commission of the City of Seal Beach does report as follows: 1. Subject case initiated by Joan Stegman. 158 12th Street, Seal Beach, CA. 2. Subject property described as Lots 18 & 20, Block 13, Bay City Tract, commonly known as 118 & 120 13th Street, Seal Beach, CA. 3. Subject proposal is construction of a four unit apartment with tandem parking. WHEREAS, the Planning Commission findings are as follows: 1. Each set of tandem spaces would be used by a single dwelling unit. 2. SJ.mi1ar variances have been granted. 3. All other code requirements have been met. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve Variance Application No. V-18-72, with the following conditions: 1. Engineering conditions be met. (attached) 2. Land Use Agreement limiting number of units to four, with parkinll for vehicles only. 3. Alternate bar plan 02 to be used. 4. Stairway between 2nd and 3rd floor to have a bannister and not be enclosed. 5. 1-hour fire wall to be constructed down the center of garage. 6. Landscaping plans to be submitted to the satisfaction of planning staff. ADOPTED AND APPROVED this 3rd day of May, 1972. //t- //O-/,A ~
