RESOLUTION NO. 631
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF SEAL BEACH APPROVING VARIANCE APPLICATION NO. V-17-72,
FOR CONSTRUCTION OF A SIX UNIT APARTHENT WITH STAIR AND
COLUMN ENCROACHMENTS INTO PORTIONS OF THE REQUIRED DRIVE-
WAY (TURNING RADIUS).
WHEREAS, in the matter of Variance Application No. V-17-72, the Planning Commission
of the City of Seal Beach does report as follows:
1.
Subject case initiated by Ruby Gillies, 3650 Revere Avenue, Los Angeles, CA.
2.
Subject property described a~tsl~ & 11, Block 110, Bay C1ty Tract,
commonly known as 209 iOItl1'" . .'. .2, Seal Beach, CA.
3.
Subject proposal is to construct a six unit apartment with stair and
column encroachments into portions of the required driveway (turning radius).
WHEREAS, the Planning Commission findings are as follows:
1. The proposed parking concept appears feasible.
2. All other requirements meet minimum code.
NOW, THEREFORE, BE IT RESOLVED that the Planning C0111J'Iission of the City of Seal
Beach does hereby approve Variance Application No. V-17-72 with the following
conditions:
1. Eng1neering conditions be met. (attached)
2. Developer enter into a land use agreement with annual inspection limiting
the number of units to six, and reserving parking for vehicles only.
3. Detailed landscaping plans be submitted for staff approval.
APPROVED AND ADOPTED this 3rd day of May, 1972.
I hereby cert1fy that the foregoing resolution was duly adopted at a regular
meeting of the Planning Commission of the City of Seal Beach which was held on
Wednesday, May 3, 1972, and carried by the following vote:

STANDARD ENGIllEERING CONDITIONS
FOR
PROPOSED NEW CONSTRUCTION
209-211 11th Street
1. Developer shall comply with all applicable provisions of City ordinances
concerning payment of fees or assessments.
2. Prior to issuance of a building permit the developer shall submit to the
City EngJ.neer a grading plan showing proposed drainage flow. If a foot
or more grade differential eXJ.sts along property boundaries, a retaining
wall shall be provided.
3. Provisions shall be made for future underground power and telephone connections.
This shall consJ.st of plastic conduits from power panel or telephone lJ.ne
hookup to the alley property lJ.ne.
4. Wa.ter and sanJ.tary sewer connections to be to the satufaction of the CJ. ty
Engineer.
5. All trenching, backfJ.ll and compaction in public right-of-way and utJ.lity
easements shall be to the satisfaction of the City EngJ.neer.

6. The developer shall submit to the City EngJ.neer one sepJ.a and one prJ.nt
showing utility connections, meter locations and pJ.pe and conduJ.t runs.
7. Alley at rear of property to be resurfaced to satufaction of Cl. ty Engineer.
8. Remove 'and replace curb to satisfaction of City Engineer. Sidewalk to be
saw cut for drive approach, drive approach to have 6" x 6" x 10 go.. wJ.re
mesh imbedded.
