RESOLUTION NO. 618

A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF SEAL BEACH APPROVING VARIANCE APPLICATION V-ll-72
TO PERMIT CONSTRUCTION OF T140 ONE-BEDROOM UNITS WITH
TANDEM PARKING ON PROPERTY WITH A NON CONFORMING
nUPLEX. (RUSSILL)
WHEREAS, the the matter of Variance Application No. V-11-72, the Planning Commission
of the City of Seal Beach does report as follows:
1. Subject case initiated by Mrs. Henry Russill. et al. 8141 Southport Avenue,
South Gate. California.
2. Subject property described as Lots 42 and 44. Block 107. Bay City Tract. commonly
known as 242 7th Street, Seal Beach, California.
3. Subject propoaal is to conatruct two one-bedroom units with tandem parking on
property with an existing non-conforming duplex.
WHEREAS, the Planning Commiasion find~ngs are as follows:
1. Approximately 55% of the parcel will remain open after construction.
2. Existing duplex is non-conforming because the floor area is less than minimum
under the present code, and encroaches into two setbacks.
~ 3. Tandem parking will provide required spaces for the total of four units.
NOW. THEREFORE, BE IT RESOLVED that the P1anninll Commission of the City of Seal
Beach does hereby approve Variance Application V-11-72, with these conditions:
1. Engineering conditions be met. (attached)
2. A portion of the building west of tandem parking be enclosed with 1 hour
fire wall.
3. Developer enter into a land use agreement specifying that parking spaces remain
open for vehicles only.
4. Landscape plans be approved by staff.
ADOPTED AND APPROVED this 5th day of April.
