V-8-72, TO PERMIT THE CONSTRUCTION OF A ONE CAR GARAGE, ON THE REAR OF A DUPLEX IN AN R-3 ZONE, WHICH WOULD ENCROACH INTO THE REQUIRED REAR AND SIDE YARDS AND PROVIDE LESS THAN THE REQUIRED NUMBER OF PARKING SPACES. WHEREAS, in the matter of Variance Application No. V-8-72, the Planning Commission of the City of Seal Beach does report as follows: 1. Subject case in~tiated by Paul Nauo>>han, 1611 Ocean Avenue, Seal Beach. 2. Subject property is described as Lots 26 & 27, Block C, Tract ill, commonly known as 1611 Ocean Avenue, Seal Beach. 3. Subject proposal is to construct an additional garage which would encroach into rear yard setback and side yard setback, w~th less than required turning radius, and less than required number of parking spaces. WHEREAS. the Planning Commission findings are as follows: 1. The proposed construction would provide additional parking space without additional dwelling units. . 2. The proposed garage would be wider than required and would be usable with the less than twenty-four foot turning radius, since the proposed garage is on a bend in the alley. 3. Part of the second unit would be removed, which would decrease the use of the property. NOW, THEREFORE, BE IT RESOLVED that the Planning CommisS1OD of the City of Seal Beach does hereby approve Variance Application V-8-72, w~th the following condition: That a Land Use Agreement be executed with the City specifying that the existing two parking spaces and the proposed parking space be kept open for automobile parking only. ADOPTED AND APPROVED this 15th day of March, I hereby cert1fy that the foregoing resolution was duly adopted at a regualr meeting of the Plann~ng Commission of the City of Seal Beach which was held on Wednesday.
