A RESOLUTION OF THE PLAmlING CQOIISSION OF THE
CITY OF SEAL BEACH APPROVING USE VARIABCE UV-1-72
FOR THE CONSTRUCTIOB OF A STORAGE BUILDIBG AT AN
EXISTING SERVICE STATION (SHELL OIL CO.)
WHEREAS, in the matter o~ Use Variance No. UV-1-72, the Planning C..ussion ot
the Cit;y ot Seal Beach does report as tollows:
1. SUbJect case initiated b;y Shell Oil Co., 4250 Long Beach Blvd., Long Beach.
2. SubJect propert;y is described as Lots 41 and 43, Block 208. Stanton.
Lothian's First Addition, and COllllllonl;y known as 347 Main Street.
3. SUbJect proposal is to construct a storage building behind an existing
service station, 10' x 20' in size.
WHEREAS, the Planning CClIIIIIission ~indings are as to11ovs:
1. Additional storage C'ea is needed tor s~et7 and cleanliness.
2. The proposed locatiClD ot the 10' x 20' addition would make trash pickup in
the alle;y difficult.

3. The existing rotating sign could be a t.raUic hazard b;y distractiDg
motorists at a bus7 signalized intersection.
4. The cost o~ lowering the existing sign t1'OIR 27 ~eet to 25 ~eet would be
excessive.
5. Se1"Yice stations are allowed in the C-2 zone subJect to issuance o~ a
Conditional Use Pel'lllit. This station prevtousl;y applied ~or and received
a Use Variance to operate in the C-1 zone.
BOW, TIIEREFOBE, BE IT RESOLVED that the Planning CcIIIIIIission of the Cit7 ot Seal
Beach does hereb;y approve Use Variance UV-1-72 subJect to the ~ollowing conditions:
(1) Addition IIIUlIt be lIIOYed 10 teet awa;y trcm the alle;y. (2) rotating sign shall
be locked into permanent position, and (3) Use Variance shall not bec_ et~ective
until ~firmed b;y the Cit)' Council in accordance with the polic;y established b;y
the Planning C..ussion.
