A RESOLUTION OF THE PLANNING CO~IISSION OF THE CITY
OF SEAL BEACH APPROVING VARIANCE V-29-73 FOR THE
CONSTRUCTION OF A REPLACEMENT CARPORT AND APARTMENT
WITH TANDEM PARKING IN THE R-2 ZONE. (MCPHERSON)
W11IlREAS, in the matter of Variance Application No. V-29-73, the Planning Commission
of the City of Seal Beach does report as follows:
1. Subject case initiated by Lester McPherson. 249 16th St., Seal Beach.
2. Subject property described as Lot 49 and 1/2 of Lot 47, Block 220,
Tract No. 10. and cODDDOnly known as 249 16th St.
3. Subject propossl is to construct a replacement carport and second story
apartment on property in the R-2 zone containing a single family residence
with existing nonconforming front and side yards and a variance for
tandem parking.
WHEREAS, the Planning CoDDDission findings are as follows:
1. Proposal would provide required number of parking spaces with access from
the slley.
2. A decorative wall should be provided on the Landing Ave. side of the carport
to screen cars from neighbors with the installation of garage doors optional.
NOW, THEREFORE, BE IT RESOLVED that the Planning CODDDission of the City of Seal
Beach does hereby approve Variance V-29-73 with the following conditions:
(1) Land use agreement limiting units to two. holding parking open for vehicle
parking and annual inspection. (2) replscement of curb break on Landing Ave.,
and (3) wall on Landing Ave. side of the carport.
ADOPTED AND APPROVED this 7th day of November. 1973.

Wednesday, November 7, 1973. and carried by the following vote:
