A RESOLUTION OF THE PLANNING COMKISSION OF
TIlE CITY OF SEAL BEACH APPROVING VARIANCE
V-25-73 FOR A BALCONY ADDITION TO A NON-
CONFORMING TRIPLEX IN THE R-3 ZONE.
(PADILLA)
WHEREAS. in the matter of Variance Application No. V-25-73, the Planning CODDDission
of the City of Seal Besch does report as follows:
1. Subject case initiated by Frank Padilla. 1604 Ocean Ave.. Seal Beach.
2. Subject property is described as Lot 3, Block E. Tract No.1.
3. Subject proposal is to construct a 2nd floor balcony addition to an existing
nonconforming triplex, nonconforming be reason of less than required parking.
less than required rear yard setback and less than required lot area per
dwelling unit.
WHEREAS, the Planning CoDDDisaion findings are as follows:
1. Silllilar variances have been approved when no new units were proposed to be added
and the degree of nonconformity was not increased.
NOW, THEREFORE, BE IT RESOLVED that the Planning Coaaission of the City of Seal
Beach does hereby approve Variance V-25-73 subject to Land Use Agreement limiting
llWIIber of units to 3. balding parking for vehicles and annual inspection.
ADOPTED AND APPROVED this 19th day of September, 1973.
