Proposal to couvert fire station site uto a church site within Leiaure World.
Secretary advised fire station site had reversionary interest to lossmoor when
abandoned as a fire station. Parking area under control of Golden \lain Foundation
and Mutusl 11 and arrangements have been made for adequate parking for the
proposed church. Hearing open. Mr. Ralph McKay stated they were auxious to
develope and offered to answer any questions. CODDDissioners expressed pleasure
by the improvements proposed. Hearing closed. Mr. LanniDg moved to approve
the application subject to conditions (1) City Council declaring property surplus
and releasing city interests. (2) suitable parking area be maintained. (3)
parkiDg spaces be 20 feet in length. and (4) landscaping to the satisfaction
of the staff. Seconded by Mr. Cook and passed unanimously by the III_era present.

E. Golden Rain Foundation, CP-8-73
Proposal is to add a storage room to Clubhouse #l in Leisure World located under
existing roof lines. Hearing open. Don Bartfelder. Architect. represented
Golden Rain.
Mr. Ripperdan arrived at 8:00 p.lII.
Mr. Hartfelder adviaed that additional storage Deeded and would not materially
change the appearance of the buildiDg. Mr. LaIIniDg concurred and felt it would
r8lllOVe the unsightliness of equipllleDt stored outdoors. No other CCllIIIIUmtS.
Hearing closed. Mr. Cook IIIOVed to approve CP-8-73. Seconded by Mr. lCnapp and
passed unanimously by the lIII!IIIbers present. Resolution No. 775.

110 comments received. Hearing closed. tlr. Knapp moved to approve CP-9-73.
Seconded by Mrs. Lanning and passed unanimously by the lIII!IIIbers present.

Applicant proposing a triple31: in the R-3 Bone with tandem parking and all_ other
code requirement conformillg. Bear1ng open. Walter Wood. President of the
corporation. agreed to conform to all staff proposed conditions. Mr. Cook
advised of a resident.'a concern of a health hazard due to prevailing wind carrying
fireplace flllllll8 from adjacent property. No other cODDDents. Hearing closed.
Mr. Ripperdan moved to approve the application subjec:t to the conditions that
(1) a land use agreement be executed limiting units to 3, holding parking for
Vehicles. and annual inspection. (2) compliance with Section 1819. and (3)
landscaping to satisfaction of the staff. Seconded by Mr. Cook and passed
unanimously by the members present. Resolution No. 777.

Mr. Wood 1Iuu.cated willingness to conform to proposed conditions. Mr. Calkins
of 229 13th St. reported on the wind conditions of the area causing probl_
by neighbors chimneys and suggeated careful consideration be given to location
of windows. No other comments. Hearing closed. Mrs. Lanning moved to approve

A. Surfside Colony. Ltd.. 1.-2-73
Surfside Colony appealing a Planning Commission approval of an overheight
garage ill Surfside. Sec:retary reviewed the case aDd sdvised Hr. Millard was
ill and unable to attend. Ms. lCDber. represanting Surfside. stated there were
no other garages of this height and felt it would be detrimental to the
appearance of the Colony. Sbe of rec:reational vehicle discussed and height
Decessary for garage parking. Parapet railing on roof to use for sundeck
would increase overall height. Ms. lCDber advised the 18 foot width would not
provide room for a autOlllObile in the garage with the recreational vehicle.
She statecl the ColODY was trying to eliminate parking of all boats and RVs
withiD the Colony and have them stored elsewhere. Bill Bruton, President of
Surfside Colony. advised that the Colony leases the S.P. property and subleases
to individual owners. and if CODDDission approved the overheight. the Colony
would bave to consider cancelliDg the lease to prevent construction of the
garage. Height of ex1sting garages di8cussed, including sundeck railing or
parapet. Colony attempting to hold to basic ten foot height with 3'6" .sundeck
railing. Hr. Cook co_ted that plans did not show sundeck. but if it were
the applicant's inteDt. would not favor the extended height. Hr. RipperdaD
moved to recODDDeDd to the City Council to graDt Appeal A-2-73 and deny the
variance. Seconded by Hr, Cook and passad unanimously by the members present.

Variance request to construct 12 uDit apartlll8Dt complex approximately one year
ago had received indefinite continuance. Written cClllllllllllic:stion received from
application requesting withdrawal at this time.
5. Report from Secretary
Secretary advised of plans for development of 5 units at 311 Ocean. Meets all
code requirements. Be pointed out parking arrangement and similar arraDgements
had been interpreted in the past as meeting code by providing 6 on-site spaces
through a siDgle curb cut. Plans available to CODDDission's revi_.
