(CUNNINGIWf) WHEREAS, in the matter of Variance Application No. V-23-73. the Planning COIIIIII1ssion of the City of Seal Beach does report as follows: 1. Subject case initiated by Mrs. Cunningham. 10624 Downey Ave.. Downey. 2. Subject property described as Lot 17. Block C. Tract No.1. /64-1 ~-" 3. Subject proposal is to construct a duplex with tandem parking and less than required e31:terior side yard. WHEREAS, the Planning CoDDDission findings are as follows: 1. Subject property is narrow in the rear which restricts buidable area. 2. In order to provide the required number of parking spaces of legal size it would be necessary to encroach into the required exterior side yard. NOW. THEREFORE, BE IT RESOLVED that the Planning CODDDission of the City of Seal Beach does hereby approve Variance V-23-73 subject to the following conditions: (1) compliance with Sec:. 1819. (2) landscaping plans to satisfaction of staff, (3) eaves not encroach over public right of way, (4) Land Use Agreement limiting units to 2, holding parking open and annual inspection.
