RESOLUTION NO. 149
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF SEAL BEACH RECOMMENDING TO THE CITY
COUNCIL THE CREATION OF DISTRICT V FOR TRACTS
1817, 2590 AND 2591 WHICH WOULD PERMIT 45% LOT
COVERAGE FOR ENCLOSED STRUCTURES IN THE R-l ZONE.
WHEREAS, ~n the matter of the creat~on of D1str1ct V, the Plann~ng Commiss1on of
the C1ty of Seal Beach does report as follows:
1. Mar1na H111, College Park West and College Park East are in Plann~ng Distr~ct
No. II wh1ch perm1ts 40% lot coverage for enclosed structures and 5% for
unenclosed pat10 covers.
2. Most of the houses on Mar1na H11l were constructed 11 to 16 years ago and were
300 sq. ft. smaller than the homes in College Park East and College Park West
wh1ch were constructed 4 to 8 years ago.
3. Due to constra1nts in lot coverage it is necessary to construct most add1tions
on the second floor which does not allow addit10ns to be kept 1n arch1tectural
harmony w1th the ex1St~ng structure.
4. It 1S proposed to create a new d1str1ct for Marina H1ll wh~ch would allow 45%
lot coverage for enclosed structures.
~ WHEREAS, the Plann~ng COIDDI1SS1on f1nd1ngs are as follows:
1. The City Council referred the matter of lot coverage on Mar1na H1ll to the
Plann1ng CDmm1SS10n for study and recommendat1ons.
2. After cons~dering the h1story, lot S1ze and related factors, the Plann1ng
Comm1ss1on cons1dered the concept of creat~ng a new d1str1ct for Marina H~ll
wh1ch would allow 45% coverage.
3. Public hear1ngs were held on May 16, 1973 and June 6, 1973 W1th many wr1tten
comments and oral test1mony in favor of the proposed amendment being considered
by the P1ann1ng Comm2ss2on.
NOW, THEREFORE, BE IT RESOLVED that the Planning Comnnsswn of the C1ty of Seal
Beach does hereby recommend to the C1ty Counc~l the creat10n of Plann1ng Distr1ct V
encompass1ng Tracts 1817, 2590, and 2591 wh1ch would perm2t 45% lot coverage for
enclosed structures 1n the R-l Zone.
