RESOLUTION NO. 733
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF SEAL BEACH APPROVING CP-I-73, FOR A REST HOME FOR
FIVE AMBULATORY PATIENTS- IN THE R-3 ZONE. (I~ALLS)
WHEREAS, in the matter of Conditional Use Permit Application CP-I-73, the Planning
Commission of the City of Seal Beach does report as follows:
1. Subject case initiated by William Walls, 17860 Santa Mariana Dr., Fountain Valley.
2. Subject property described as Lot 4, Block 12, Bay City Tract (1207 Ocean Ave.)
3. Subject proposal is to convert an existing multiple residential building
to a rest home.
IViaEREAS, the Planning Commission findings are as follows:
1. The proposed use does seem compatible with surrounding land uses.
2. The proposed patients would not drive to any extent and proposed parking
would seem to be adequate.
NOW, THEREFORE, BE IT RESOLVED that the Plann1ng Commission of the City of Seal Beach
does hereby approve CP-I-73, subject to the following conditions:
1. Land Use Agreement limiting the number of residents to S, in addition to the owner,
the residents be at least 6S years old, the use be permitted as long as the State
license be maintained by the proposed owner, Mrs. Kahler, parking remain open for
vehicle parking, at the time the license is not renewed by Mrs. Kahler or the property
changes hands, the following improvements be removed: Sliding glass door, toilet,
shower stall, lavatory with pullman and walls between breeze way and garage
storage area in the existing washroom-storage area. The property at that time
be reconverted to 2 dwelling units - a two bedroom unit at the front of the
property and a 1 bedroom apartment above the garage. Annual inspection by
Building Department to insure compliance with these conditions.

I hereby certify that the foregoing resolution was duly adopted at a regular meeting
of the Planning Commission of the City of Seal Beach wh1ch was held on Wednesday,
March 21, 1973, and carried by the following vote:
