RESOLUTION NO. 726
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF SEAL BEACH APPROVING V-3-73, FOR THE CONSTRUCTION
OF A TRIPLEX WITH TANDEM PARKING, 40 FOOT CURB OPEN-
ING, AND ENCROACHMENT INTO SIDE YARD. (G.L.A.D.)
WlIEREAS, in the matter of Variance Application V-3-73, the Planning Commission of
the C1ty of Seal Beach does report as follows:
1. Subject case initiated by G.L.A.D. Investments, p. O. Box 193, Seal Beach.
2. Subject property described as Lot 5 and ~ of Lot 6, Block D, Tract 1.
3. Subject proposal is to construct a triplex with tandem parking, 40 foot
curb opening and encroachment into a side yard.
WHEREAS, the Planning Commission findings are as follows:
1. Other similar variances for wider than permitted curb openings have been
approved in similar corner situations.
2. The encroachment into a side yard is for the purpose of providinll required
parking size.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby approve Variance Application V-3-73, subject to the follm.ing
conditions:
1. Buildings not to be joined.
2. Subject to zone chanlle.
3. Aff1rmation of lot split by City Clerk.
4. Compliance with engineering conditions.
5. Land Use Agreement limiting units to three, holding parking open and
that it be open for annual inspection.
6. Interior tandem parking spaces to be 9' 3".
7. Landscaping plans to be to the satisfaction of staff.
8. Fireplaces to not reduce sideyards to less than 2'.
9. Exterior side yard of 5'7" adjacent to living area and 3'3" adjacent to
garages.
ADOPTED AND APPROVED this 7th day of March, 1973.
