RESOLUTION NO. 725
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF SEAL BEACH APPROVING V-5-73, FOR TIlE CONSTRUCTION
OF A GARAGE APARTMENT IHTH TANDEM PARKING ON PROPERTY
WITH AN EXISTING NON-CONFORMING DUPLEX. (BUTLER)
WHEREAS, in the matter of Variance Application V-5-73, the Planning Commission
of the City of Seal Beach does report as follows:
1. Subject case initiated by Frieda Butler, p. O. Box 2063, Seal Beach.
2. Subject property described as Lot 16, Block 208, Stanton & Lothians
1st Addition.
3. Subject proposal is to construct a garage apartment with existing non-
conforming dwelling unit, non-conforming by reason of less than required
side yard and less than minimum number of square feet for a dwelling unit
in the R-3 zone.
WHEREAS, the Planning Commission findings are as follows:
, 1. The existing non-conforming building is not proposed to be chanlled.

2. Tandem parking has been approved when all other code requirementR have
been met.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby approve Variance Application V-5-73, subject to conditions:
1. Land Use Agreement limiting units to two and holding parking open for vehicle
parking and annual inspection.
2. Compliance with engineering conditions.
3. No partition wall between parking spaces.
ADOPTED AND APPROVED this 21st day of February,
I hereby certify that the foregoing resolution was duly adopted at a regular
meeting of the Planning Commission of the City of Seal Beach which was held on
Wednesday, February 21, 1973, and carried by the following vote:
