RESOLUTION NO. 721
.
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF SEAL BEACH APPROVING VARIANCE APPLICATION V-2-73,
FOR A PORCH ADDITION TO AN EXISTING NON-CONFORMING
DUPLEX IN THE R-3 ZONE.
WlIEREAS, in the matter of Variance Application V-2-73, the Planning
Commiasion of the City of Seal Beach does report as follows:
1. Subject property case initiated by Jerry and Marni Roothieb,
1005-A Seal Way, Seal Beach, CA.
2. Subject property described as Lot 16, Block D, Tract 1009
(1005 Seal Way).
3. Subject proposal is to construct a porch addition to a non-
conforming duplex, non-conforming by reason of less than re-
quired parking and less than required rear yard setback.
WHEREAS, the Planning Commission findings are as follows:
1. The proposed porch would observe the required setbacks.
2. No area exists to provide additional parking.

3. This type of minor addition has been approved in the
past when no change in the number of units has been proposed.
NOI~, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of
Seal Beach does hereby approve Variance Application V-2-73, subject to
engineering conditions and land use agreement limiting units to two,
holding parking for vehicle parking and annual inspection.
