A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
SEAL BEACH DENYING VARIANCE NO V-35-74 (Taschner).
An appl1cat1on was duly f1led by Bruce Taschner, 601 Beachcomber Dr1ve, Seal Beach,
Cal1forn1a, for a Varlance V-35-74, to perm1t a fence Wh1Ch exceeds maX1mum perm1tted
he1ght 1n the front yard setback 1n the R-l Zone to rema1n.
The appllcants property 1S descr1bed as Lot 140, Tract 2590 and lS more commonly
known as 601 Beachcomber Dr1ve
A Publ1C Hear1ng was set and held before sa1d comm1SS1on on December 18, 1974, and
not1ce of sa1d hear1ng was duly glven
Wr1tten 1nformat1on was rev1ewed and oral comments were rece1ved by the Plann1ng

2 SubJect fence lS setback 3' from the front property llne, requ1red
setback for fences above 42" tall 1 S 18'

3 SubJect fence was constructed w1thout bU1ld1ng perm1ts and plann1ng approval
4 Two other requests for fences 1n the front yard setbacks were den1ed
by the Plann1ng Comm1ss10n
5 Slngle fam11y res1dent1al areas have un1que ne1ghborhood character1st1cs
Wh1Ch 1nclude v1sual open areas 1n the front yards
6 Fences 1n front yard setbacks over 42" 1n he1ght should not be permltted
because of needed slght clearance for motorlsts back1ng out of dr1veways onto
the street
7. No hardshl,p eX1sts due to SlZe, shape, topography or 10cat1on of the
subJect property
NOW, THEREFORE, BE IT RESOLVED, that the Plann1ng Comm1sslon of the Clty of Seal Beach
does hereby deny Var1ance V-35-74
