" RESOLUTI ON NO. 863 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH APPROVING V-32-74 FOR CONSTRUCTION OF A TRIPLEX IN THE R-3 ZONE. (SMITH/FINN/CHISWELL) WHEREAS, in the matter of Variance V-32-74, the Planning Commission of the City of Seal Beach does report as follows: I. Subject case initiated by Nicholas Smith, Gregory and Sherry Fin, and John Chiswe11, 125 13th St., Seal Beach and 34 Outrigger Co., Long Beach. 2. Subject property described as Lots 21 and 1/2 of Lot 23, Block 12, Bay City Tract. 1~(,/f23 I' -fh ~r. 3. Subject proposal is to construct a triplex with tandem parking. WHEREAS, the Planning Commission findings are as follows: 1. The narrow size and shape of the property does not permit conventional parking to be provided, tandem parking is an alternative which will provide the required number of on-site parking spaces. 2. The proposed buildings meet the intent and direction of the zoning ordinance and general plan by providing private functional open space for each unit in the form of large patios. 3. The proposed buildings are below the maximum permitted height for the district and zone. 4. The proposed intensity of the development is below maximum for the district, zone and site size in that the proposed structures contain one three-bedroom unit and two two-bedroom units and some potential structural area is devoted to amenities rather than bedrooms or other living space. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve V-32-74 subject to the following conditions: 1. Approval subject to City Council approving lot split parcel map. 2. Land Use Agreement limiting units to 3, holding parking for vehicle parking and annual inspection. 3. Landscaping plans to satisfaction of staff. ADOPTED AND APPROVED this 4th day of September, 1974. tf . . . '. ," . .
