RESOLUTION NO. 861
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF SEAL BEACH APPROVING VARIANCE V-30-74
FOR A LOT SPLIT OF A 25 FOOT LOT TO CREATE TWO
37~ FOOT WIDE LOTS.
WHEREAS, in the matter of Variance V-30-74, the Planning Commission of the City
of Seal Beach does report as follows:
1. Subject case initiated by Nicholas Smith, Gregory and Sherry Finn, and
John Chiswell, 125 13th St., Seal Beach, and 34 Outrigger Ct., Long Beach.
2. Subject property described as Lot 25, Block 12, Bay City Tract.
3. Subject proposal is to split a 25 ft. wide lot to create two lots of
37~ ft. wide.

WHEREAS, the Planning Commission findings are as follows:
1. Consolidation of lots or portions of lots meets the intent of the zoning
ordinance and the general plan.
2. Larger lots provide a more practical building site and more design
alternatives than are provided by 25 ft. lots.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of
Seal Beach does hereby approve Variance V-30-74 subject to (I) preparation of
a parcel map showing the two new lots, said parcel map to be submitted to
City Engineer for checking and a City Engineer's report to City Council, and
(2) Planning Commission approves and recommends approval to City Council of
the parcel map.
ADOPTED AND APPROVED this 4th day of September, 1974.
