HomeMy WebLinkAboutPC Res 860 - 1974-09-04 . . . ... . . . , .... . RESOLUTION NO. 860 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH APPROVING USE VARIANCE NO. UV-4-74. (NSB CORPORATION) An application was duly filed by N.S.B. Corporation, 509 Marina Drive, Seal Beach, California, for a Use Variance, UV-4-74, to permit electronic and optical assembly with occasional use of light machine tools and furniture storage in the C-2 zone, both activities to take place in an existing building. The applicant's property is described as Lots 52, 54, 56 and 58, Block 105, Bay City Tract, and is more commonly known as 500 Marina Drive. A publ ic hearlng was set and held before said COl11l1ission on September 4, 1974, and notice of said hearing was duly given. Written information was reviewed and oral comments were received by the Planning Commission. The Planning Commission now makes the following findings: I. The subject building is unique because it is a manufacturing building. 2. The subject property has ample on-site parking. 3. The proposed electronic and optical assembly is a manufacturing use only by definition and would not cause the negative impact usually associated with manufacturing uses such as noise, dust, odors, vibrations or increased traffic congestion. 4. The subject property is irregular in shape with orientation toward Marina Drive. 5. The uniqueness of the property and proposed uses should not be interpreted as establishing precedent for future requests to conduct manufacturing operations in commercial zones. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve the Use Variance UV-4-74 subject to the following conditions: 1. Installation of a six-foot high block wall between the subject property and adjacent residential property. 2. Subject block wall to be installed no later than 60 days after issuance of certificate of occupancy for subject building, if delays for approval of the wall occur at the Coastal COl11l1ission. .... . . ~ . . Warehouse storage be limited to furniture components and no explosive or highly volatile materials be stored.
