Bixby Ranch Co., Western Federal Savings & Loan Assn., V-21-74 Request was for an extens10n of time for a temporary modular unit used as a financial institution. Hearing open. Mr. Hay of Western Federal Sav1ngs 1ndicated agreement to proposed cond1t10n of installation,of a sldewalk along Seal Beach Blvd. fronting the proper~. Dave Recupero. representing the BlXby Co., stated the company intended to proceed with development of a cllllllllercial center at which t1me the savings and loan company would have permanent facil1ties. No other comments and the hearing was closed. Mrs. Lann1ng moved to approve the t1me extenS10n for a per1oc1 of one year subJect to condition that sldewalk be installed to the satisfact10n of the C1~ Eng1neer. Seconded by Mr. Ripperdan and passed unanimously. Resolution No. 845. D. Walter D. Emmert, V-22-74 Proposal is for construction of a duplex with var1ance for tandem parking. Parking to be 1n a detached metal carport. Hearing open. Harlan 810ck represented the owner. Concern was expressed over the proposed carport and discuss10n followed. Mr. Emmert agreed to rev1Se the plans to a garage. Proposed slgn discussed and Mr. Emmert agreed this was not nece,sary. No other comments and the hearing was closed. Mr. Ripperdan moved to approve the variance for tandem parking subJect to the cond1t10ns that a wood frame garage be Subst1tuted with finish to match the units, exclude the slgn. landscap1ng to satisfact10n of staff, eaves to not exceed 24 inches into front yard setback, land use agreement limit1ng number of units to 2, hold1ng parking open, and annual inspection. Seconded by Mr. Cook and passed unan1mously. Resolution No. 846. E. Charles Dick1nson, V-23-74 Proposal is to add a second unit and tandem park1ng to an exist1ng single fam11y residence. Hearing open. Mr. Dick1nson present to answer quest10ns. Mr. Ripperdan requested that better plans be prepared, especially for additions to exist1ng structures.. After add1tional discuss1on, the hear1ng was closed. Mr. Knapp moved to approve the variance subJect to execution of a land use agreement limiting the number of un1ts to 2, hold1ng parking open for vehicles, and annual inspection.
