MINUTES OF THE PLANNING COMMISSION MEETING OF JULY 3, 1974 The Plannln9 Commlsslon of the Cl~ of Seal Beach met in regular session on Wednesday, July 3, 1974, ln the Councl1 Chamber of the Ci~ Admlnlstratlon Building. The meetin9 was called to order at 7:30 p.m. by ChaIrman Knapp and Vice ChaIrman Lanning led the Pledge to the Flag. Present: Cook, Knapp, lannIng, Rlpperdan, SchmItt Absent: None The minutes of the meeting of June 19, 1974 were approved as corrected. l~ Publ,C Hearings A. William Sosnowskl, V-13-74 (continued) Staff reported on surv~ of houses ln A row of Surfside for sImilar sltuatlons to Mr. SosnowskI'S propos.l and recommended a Land Use Agreement. They also found other items of variance in the plans and Wlrl readvert1se the hearIng covering all pOInts of the requested variance. Recommended that hearIng be continued to the R4xt meeting. ChaIr so ordered. B. H. A. Erickson, V-17-74, V-la-74, V-19-74, and V-20-74 (cont'd) A concurrent hearIng for four varIances covering a lot splIt and tandem parking for three proposed structures was opened. Lot Split to create two 37~ ft. lots lnstead of the existing three 25 ft. lots. Mr. Erickson explalned the Changes that had been made to the plans to improve the appearance by varying setbacks and different architectural s~les. He also described the proposed landscapIng. No o~'er comments received from the audience and the hearIng was closed. Mr. SchmItt questIoned lf the lot split could be precedent setting and it was explained that many simIlar splIts had been made in the past. Mr. Cook commented that people had questioned the CommIssion actlng as an architectural review board and pointed out thlS was not true. Seconded by Mrs. LannIng and passed unanImously. Resolutlon No. 841. Mr. Knapp moved to approve Y..18-74 for tandem parking subJect to approval of lot split parcel map by City Council, execution of Land Use Agreement hmitlng number of units to 3, holdIng parklng for vehicles, and annual inspection, and submIssion of landscaping plans to satisfactIon of staff. Seconded by Mr. Ripperdan and passed unanImously. Resolution No. 842. Mr. Cook moved to approve V-19-74 for tandem parklng subJect to approval of lot split parcel map by Ci~ Council, executIon of Land Use Agreement lImiting number of units to 3, holding parking for vehIcles, and annual inspection, and submlssion of landscapIng plans to satlsfactlon of staff.
