MINUTES OF THE PLANNING COMMISSIOII MEETING OF JULY 3, 1974
The PlannIng Commlss10n of the Cl~ of Seal Beach met in regular session on
Wednesday, July 3, 1974, In the CouncIl Chamber of the Ci~ AdmInIstratIon
Building. The meeting was called to order at 7:30 p.m. by ChaIrman Knapp
and Vice Cha1rman Lanning led the Pledge to the Flag.
Present: Cook, Knapp, LannIng, Rlpperdan, SChmItt
Absent: None
The minutes of the meeting of June 19, 1974 were approved as corrected.

Staff reported on survey of houses ln A row of Surfside for SImilar sItuatIons
to Mr. SosnowskI'S propos.' and recommended a Land Use Agreement. They also
found other items of variance in the plans and WIll readvertise the hearIng
covering all pOInts of the requested variance. Recommended that hearIng be
continued to the rwxt meeting. ChaIr so ordered.

A concurrent hearIng for four varllnces covering a lot spht and tandem
parking for three proposed structures was opened. Lot Split to create two
37~ ft. lots Instead of the existing three 25 ft. lots. Mr. Erickson explaIned
the changes that had been made to the plans to improve the appearance by
varying setbacks and different architectural s~les. He also described the
proposed landscapIng. No O"&l\G!r comments received from the audience and the
hearIng was closed. Mr. SchmItt questIoned If the lot split could be
precedent setting and it was explained that many simIlar sphts had been
made in the past. Mr. Cook commented that people had questioned the CommIssion
actIng as an architectural review board and pointed out thIS was not true.
Mr. Cook moved to approve V-17-74 subJect to condtttcn thQt a parcel map be
prepared, submItted to Ci~ Engineer and C1~ Council, and recommend approval
by the Ci~ Council. Seconded by Mrs. LannIng and passed unanImously.

Mr./Cnapp moved to approve V-18-74 for tandem parking subJect to approval of
lot split parcel map by City Council, execution of Land Use Agreement lImitIng
number of units to 3, holdIng parkIng for vehicles, and annual inspection,
and submIssion of landscaping plans to satiSfactIon of staff. Seconded by
Mr. Ripperdan and passed unanImously. Resolution No. 842.
Mr. Cook moved to approve V-19-74 for tandem parkIng subJect to approval of
lot split parcel map by Ci~ Council, executIon of Land Use Agreement lImiting
number of units to 3, holding parking for vehIcles, and annual inspection,
and submIssion of landscapIng plans to sat1sfactlon of staff. Seconded by
Mrs. Lanning and passed unanimously. Resolution No. 843.
