RESOLUTION NO. 839
A RESOLUTION OF THE PLANNI"G COMMISSION OF THE
CITY OF SEAL BEACH APPROVING VARIANCE V-15-74
FOR CONSTRUCTION OF A DUPLEX WITH TANDa~
PARKING IN A R-3 ZO"E. (KELLY)
WHEREAS, in the matter of Variance Application No. V-15-74, the Planning
Commission of the City of Seal Beach does report as follows:
1. Subject case initiated by Sharon Lee Kelly, 350 Marina Dr., #34, Seal Beach.
2. Subject property described as Lot 27, Block F, Tract No.1 (1623 Seal Way).
3. Subject proposal is to construct a duplex with tandem parking in the R-3
zone.

WHEREAS, the Planning Commission findings are as follows:
1. No one spoke in opposition to the proposal.
2. Applicant agreed to provide 40 ft. long tandem spaces.
3. The subject proper~ is too narrow to allow 4 conventional parking spaces.
4. The project is similar to others in the immediate area.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the Ci~ of Seal
Beach does hereby approve Variance V-15-74 subject to the follow~ng conditions:
(1) tandem parking spaces be 40 ft. long, (2) executio~of -land-use, agreement
limiting unit to 2, holding parking for vehicles only, and annual inspection,
(3) landscaping plans to satisfaction of staff, and (4) compliance with Sec.
1819 of zoning code.
ADOPTED AtID APPROVED this 19th day of June, 1974.

meeting of the Planning Commission of the Ci~ of Seal Beach which was held on
Wednesday, June 19, 1974, and carried by the following vote:
