iRESOLUTION,OF THE PLANNING COMMISSION OF THE
CITY OF SEAL BEACH APPROVING V-14-74 FOR CONSTRUCTION
OF A COMMERCIAL BUILDING IN THE C-2 ZONE WITH
VARIANCE FOR TAlIDEM PARKING, PARKING SPACES OF LESS
THAN MINIMUM WIDTH AND LOADING ZONE OF LESS THAN
MINIMUM DEPTH.
WHEREAS, in the matter of Variance Application No. V-14-74, the Planning Commission
of the City of Seal Beach does report as follows:
1. Subject case initiated by Andrew Brown. 1420 Catalina Ave., Seal Beach.
2. Subject proper~ described as Lot 7, Block 108, Bay City Tract. (207 Main)
3. Subject proposal is to construct a commercial building in the C-2 zone with
variance for tandem parking, parking spaces of less than minimum width and
less than minimum loading zone.

WHEREAS, the Planning Commission findings are as follows:
1. Narrow 25 ft. wide commercial lots prevent open and accessible parking
spaces from being provided.
2. The Planning Commission was of the opinion that full loading space should be
provided.
3. The Planning Commission was of the opnion that 40 ft. deep tandem spaces
should be provided.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does hereby approve Variance V-14-74 subject to the following conditions:
(1) 22 ft. loading zone be provided, (2) tandem spaces be 40 ft. deep, (3) central
parking space be held back 5 ft. from rear face of the building with a wheel
stop provided.
ADOPTED AND APPROVED this 19th day of June, 1974. ~.
