RESOLUTION NO. 835
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF SEAL BEACH RECOMMENDING THAT THE CITY COUNCIL
ADOPT A SPECIFIC PLAN FOR THE PACIFIC ELECTRIC RIGHT-
OF-WAY.
WHEREAS, in the matter of a Specific Plan for the Pacific Electric Right-of-Way,
the Planning Commission of the City of Seal Beach does report as follows:
1. The consideration of a Specific Plan was initiated by order of
the Planning Commission for the real property bounded by 5th Street,
Electric Avenue north, Seal Beach Boulevard, Ocean Avenue and Electric
Avenue south.
2. After meetings with the public, Parks and Recreation Commission,
Planning Commission, City Council and various City departments, the
Planning Department has submitted a proposed Specific Plan for the
described area.
3. A Public Hearing was set and held before said Commission on
June 5, 1974, and notice of said hearing was duly given,.
WHEREAS, the Planning Commission findings are as follows:
1. The proposed Specific Plan is in conformity with the City's General
Plan.
2. The proposed Specific Plan will provide for a reasonable and inte-
grated development of the affected property.
3. The proposed Specific Plan will have a beneficial effect upon prop-
erties near the development area and the City as a whole.
4. The proposed land use is primarily open space and public park for
the benefit of the entire City.
5. The Planning Commission considered various alternatives provided in
the Specific Plan and their recommendations are contained in items A
through G below.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach
does hereby recommend that the City Council adopt the amended Specific Plan. A copy
of this resolution and the proposed Specific Plan shall be submitted to the City
Council .
ADOPTED AND APPROVED this 5th day of June, 1974.

the Planning Commission of the City of Seal Beach which was held on Wednesday, June 5,
1974, and carried by the following votes on the following specific items considered:

A. Intersection at Main Street and Electric Avenue - Intersection "B",
forming a "typical 4-way intersection" recommended unanimously.
B. Commercial parking at Main Street and Electric Avenue - Concept B
with 39 parking spaces recommended.
AYES: Lanning, Ripperdan, Schmitt
NOES: Cook, Knapp
C. Construction of tennis courts on Right-of-Way - opposed unanimously.
D. Bike lanes located adjacent to Park as shown in Concept No.2,
recommended .
AYES: Knapp, Lanning, Ripperdan
NOES: Cook. Schmitt
E. The leasing of the Edison triangle and including it in the land-
scaping plan recommended unanimously.
F. Proposed building site and Red Car Museum to be located west of
Main Street recommended.

NOES: Cook, Knapp
G. Balance of the Plan, not covered in items A-F above, recommended for
adoption as shown in the Specific Plan - carried unanimously.
