RESOLUTION NO. 803
A RESOLUTION OF THE PLANNING COMMISS ION OF THE
CITY OF SEAL BEACH APPROVING VARIANCE V-38-7g(1~)
FOR MORE THAN TEN(10) UNITS ON A SINGLE PARCEL
OF LAND. (B IXBY)
WHEREAS, in the matter of V-38-7B. the Planning Commission of
City of Seal Beach does report as follows:
1. Subject case initiated by Bixby Ranch Co.. 523 W. 6th St. Los
Angelos, Calif. 90014.
2. Subject property described as T.T. map 8534, located in College
Park East, bounded by Lampson. Candleberry & Aster.
3. Subject proposal is for more than 10 units on a single parcel
of land in conjunction with a 60 unit condominium subdivision.
WHEREAS, the Planning Commission findings are as follows:
1. Many persons spoke against the proposal on the basis of air
activities as N.A.S. Los Alamitos.
2. All information presented to the City shows the subject property
to be outside 65 dbA, CNEL, countour area.
3. Project appears to be compatible with surrounding single family
residential.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the
City of Seal Beach does hereby approve V-38-7i subject to the
following conditions: (1) Plan review by Commission on Private
recreation area, (2) Combination of wall~& earth hem & landscaping
along Lampson to mitigate noise, (3) Units to be constructed as
shown on P. 23 of E.l.R., (4) Landscaping to satisfaction of staff
(5) Visitor parking to be permanately maintained (6) Compliance
with building, engineering & fire dept. conditions (7) No parking on
interior streets (8) Subject to approval of tract map by the City.
