RESOLUTION NO. 898 A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION APPROVING V-3-75 FOR A LOT SPLIT TO CREATE TWO LOTS OF 37~ FEET BY 117~ FEET IN THE R-3 ZONE. (RAUSCHENBACH) WHEREAS, an application was duly filed by Joyce P. Rauschenbach, 24362 Via Santa Clara, Mission Viego, CA, executor of the will of Isabella H. Putnam, for a lot split to create two lots of 37~ x 117~ in the R-3 zone; and . WHEREAS, the property is legally described as Lot 7, Block 109, Bay City Tract, and is located in the 200 block of 10th Street; and WHEREAS, the Plannin9 Commission makes the following findings: 1. The proposal is in compliance with the City's policy to encourage the consolidation of lots or portions of lots. 2. The combination of lots will provide greater development opportunities and architectural options for tastefully designed buildings. 3. The subject property consists of lots of record which were subdivided in the early 1900s and are very narrow. 4. The proposal is consistent with the General Plan, will not create additional density and will alleviate hardship due to the narrow size of the existing lots. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve V-3-75 subject to the following conditions: 1. Variance to be approved subject to the preparation of a parcel map showing the two new lots; said parcel map to be submitted to the City Engineer for checking and a City Engineer's report to the City Council. 2. Planning Commission to approve and recommend approval to the City Council of the parcel map. 3. Garages over the newly created property line to be modified to hold the requi red 3'9" setback.
