RESOLUTION NO. 895
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF SEAL BEACH APPROVING AND RECOMMENDING
THAT THE CITY COUNCIL CHANGE THE ZONE ON ONE
PARCEL OF LAND.
1. As part of Tract 8534 subdivision, 0.576 acre of land was offered for
dedication to the City of Seal Beach.
2. The subject parcel is described as Lot 2, Tract 8534 and is located at
the northwest corner of Candleberry Ave. and Aster St. (sw ~",.n....)
3. The parcel of land was offered for public park land use in compliance
with Chapter 21 of the City Code, Section 2l-l04(F), the Subdivision
Ordinance.
4. A public hearing was set and held as required by law and no protests were
recei ved.
The Planning Commission now finds as follows:
1. The zone change is consistent with the General Plan.
2. The zone change is consistent with the public uses proposed for the parcel.
3. The Planning Commission finds the zone change to be consistent with the
general welfare of the City.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal
Beach does approve and recommend that the City Council change the zone of the
above described parcel of land to PLU, Public Land Use.
PASSED, ADOPTED, AND APPROVED this 5th day of March, 1975, by the following

Subject: Public Hearing to consider Change of Zone on two parcels of land
in compliance with the Land Use Element to the General Plan
On February 19 the Planning Commission held a public hearing to consider
changIng the zone on various parcels of land 1n complIance with the Land Use
El ernent to the General Pl an. The Pl anni n9 Commi ss i on approved a 11 the changes
except one parcel.
The Plan~ing Commission directed staff to advertise for public hearing to
consider changing the zone of two parcels of land.

Parcell - Lots 20 and 21, Block 104, StaRteR aRe LetAian's SeeeR6
'^eeitie~. Property IS currently zoned C-2, General Commercial,
and is proposed to be changed to C-l, Service Corrrnercial.
After hearing testimony from the property owner and other
interested parties the Planni~g Commission was of the opinion
that C-l zoning would be in compliance with the intent of the
General Plan.

Parcel 2 - Lot 2, Tract 8534, 0.576 acres located at the northwest
corner of Candleberry Ave. and Aster St. Property is
currently zoned R-2, Medlum Density Residential, and is
proposed to be c~anged to P.L.U.. Public Land Use.
This parcel of land is being dedicated to t~e City for a
public park as a requirement of the subdivision ordinance.
If the Planning Commission is of the opinion that these zone changes should
be adopte~ by Resolution the Commission should recommend that the CIty Council
adopt these zone changes.
