RESOLUTION NO. 980
.
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF SEAL BEACH APPROVING V-5-76 FOR
THE CONSTRUCTION OF A 7000 SQ. FT., TWO STORY,
GENERAL RETAIL AND OFFICE BUILDING I~ THE C-1
ZONE. (M~IN ST, & OCEAN ~VE ).
WHEREAS, an appllcatlon was duly flled by James R Watson, 1499 Seal
Way for V-5-76, and
WHEREAS, the property lS descrlbed as lots 7, 8, 9, and 10, Block 8,
Bay Clty Tract (vacant at the corner of Maln Street and Ocean Avenue),
and
WHEREAS, the proposal lS to construct a 7000 sq. ft., two story, general
retall and offlce bUlldlng ln the C-1 Zone wlth varlance for: tandem parklng,
substandard loadlng zone, less than requlred front yard setback and less than
requlred rear yard setback, and
WHEREAS, two persons spoke in favor of the proposal, and
WHEREAS, one person spoke ln Opposltlon to the proposal (front yard
setback), and
WHEREAS, the Plannlng Commlss1on found that due to the eXlstlng front
yard setbacks on the subJect block face the varlance for front yard set-
back should be granted, and
WHEREAS, the Plannlng Commlsslon found that due to Slze of the proposed
offlces and retall stores a full Slze loadlng zone was not requlred, and
WHEREAS, the Plannlng Commlss1on found that the tandem parklng stalls
would be used by employees and that only 7% of parklng was ln tandem; and
WHEREAS, the Plannlng Commlsslon found that the rear yard setback I~as
adequate.
NOW THEREFORE BE IT RESOLVED that the Plannlng Commlssion of Seal Beach
does hereby approve V-5-76 wlth the above findlngs and subJect to relocatlon
or ellmlnatlon of the trash enclosure structure ln the 4' setback of the
alley.
