A RESOLUTION OF THE SEAL BEACH PLANNING
COMllISSION APPROVING AND RECOMMENDING TO
CITY COUNCIL APPROVAL Of TENTATIVE TRACT
MAP. NO. 10084.
WHEREAS, an applicatlon was duly flled by Monteclto Elght, a llmlted
pdrtnershlp, 9461 Grandlay Street, Cypress for Tentat1ve
Tract t1ap No. 10084; and
WHEREAS, the property is descrlbed as Lot 8 , Tract No. 9458 and lS
more commonly known as12580 Montecito Road, Seal Beach;
and
WHEREAS, the proposal lS to convert a nine unit apartment buildlng
into a nine unit condominium ln the R-3 zone; and

WHEREAS, the Planning Comm1ssion makes the follow1ng flnd1ngs re-
gardlng the Tract Map'
1. The site is physlcally suitable for development, the land
is flat and lt lS located in a developed area wlth eXlst-
ing streets, utllitles, resldences, and commercial activltles
located adJacent to the proJect slte.
2. The slte is sUltable for the proposed dens1ty of development,
other proJects of simllar density have been constructed and
are compatible with the area.
3. The design of the subdivislon will not cause substant1al
environmental damage.

4. The deslgn of the subdlvislon lS not likely to cause SeY10US
publlC health problems because all the necessary utllitles
and serVlces are available for the project.
5. The deslgn of the subdlvis10n will not confllct wlth ease-
ments, acquired by the public at large for access through,
or use of, property wlthin the proposed subd1vision because
no easements acqulred by the publ1C at large are located on
the proJect slte.
6. The d1scharge of waste from the proposed subdlvls10n lnto the
eXlstlng communlty sewer system wlll not vlolate eX1stlng
requ1rements prescrlbed by the local regional water quallty
control board pursuant to Dlvislon 7 of the Water Code.
7. No residents w111 be dlsplaced by the project because no
units are occupied.
8. The proJect lS exempt from the provis10ns of C.E Q.A.
NOW, THEREFORE BE IT RESOLVED that the Planning Commisslon does hereby
approve TentatlVe Tract Map No. 10084 and recommends to C1ty Councll approval
of the Tract Map subject to the follow1ng condltlons
1. C C & Rs to be submltted to staff for reVlew and approval prlor
to recordatlOn.
2. Payment of 1n lleu subd1vlslon fees be pald to the Clty for
recreatlonal purposes. These fees arp to he paid for the
conversion of the apartment unlts into condomln1ums.

3. Installatlon of three new flre hydrants and upgrddlng of
two eXlstlng flre hydrants to C1ty standards to the
satlsfactlon of the Flre Chlef.
4. Installatlon of emergency access pass through gate5 ln
locatlons spec1fled by the Fwe Chlef 1:'1 the rear Ilall.
5. Installatlon of auLomatlc gdragc door openers on all
ga rages.
6. Landscaplng plans to be sublmtted to the satlsfactlOn of
the staff
