RESOLUTION NO. 1097 A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION APPROVING AND RECOMMENDING TO CITY COUI~CIL APPROVAL OF TENTATIVE TRACT MAP. NO. 10082. WHEREAS, an applicatlon was duly flled by Monteclto Eight, a llmited partnership, 9461 Grandl~y Street, Cypress for Tentat1ve Tract Map No.10082, and WHEREAS, the property lS descrlbed as Lot 6 , Tract No. 9458 and lS more common ly knO\~n as 12560 r~ontecl to Road, Sea 1 Beach, and WHEREAS, the proposal is to convert a nine unlt apartment buildlng into a nine unlt condomlnium ln the R-3 zone; and WHEREAS, the Plannlng Commlssion makes the followlng flndings re- gard1ng the Tract Map: 1. The site is physically sUltable for development; the land is flat and it is located ln a developed area wlth exist- ing streets, utilltles, resldences, and commerc1al activities located adJacent to the proJect slte. 2. The site is sUltable for the propos~d denslty of development; other proJects of slmilar denslty have been constructed and are compatible w1th the area. 3. The des1gn of the subd1vision wlll not cause substantial env1ronmental damage. 4. The deslgn of the subdivision is not likely to cause serious public health problems because all the necessary utllities and services are avallable for the project. 5. The design of the subdlvision will not confl1ct with ease- ments, acquired by the public at large for access through, or use of, property wlthin the proposed subdlvislon because no easements acqulred by the public at large are located on the project slte. 6. The d1scharge of waste from the proposed subdiv1s1on into the eX1stlng community sewer system wlll not violate existing requirements prescrlbed by the local reglonal water quallty control board pursuant to Dlvision 7 of the Water Code. 7. No residents wlll be dlsplaced by the proJect because no units are occupied. 8. The project lS exempt from the provlslons of C.E.Q.A. NOW, THEREFORE BE IT RESOLVED that the Plannlng CommlsSlon does hereby approve Tentative Tract Map No.10082 and recommends to City Counc11 approval of the Tract Map subject to the following condltlons 1. C C & Rs to be submltted to staff for reVlew and approval prior to recorda tl on. 2. Payment of in lleu subd1 vision fees be paid to the city for recreat10nal purposes. The~e fees are to be pald for the converSlon of the apartment units lnto con~om1nlums. . . . . . 3. Installat10n of three new flre hydrdnts and upgrad1ng of two eXlstln9 flre hydrants to city standard~ to the satlsfactlon of the Flre Chlef. 4. Installatlon of emergenLY access pass through gates ln locatlons spec1fled by the Flre Chlef l~ the rear wall. 5. Installatlon of automat1c garage door opener~ on dll ga rages. 6.
