RESOLUTION NO. 1093
A RESOLUTION OF THE SEAL BEACH PLANNING
COMMISSION APPROVING AND RECOMMENDING TO
CITY COUNCIL APPROVAL OF TENTATIVE TRACT
MAP. NO. 10078.
WHEREAS, an appl1catlon was duly flled by Monteclto Eight, a llmlted
partnersh1p, 9461 Grandlay Street, Cypress for Tentatlve
Tract Map No. 10078; and
WHEREAS, the property is described as Lot 2 , Tract No. 9458 and lS
more commonly known as12520 Monteclto Road, Seal Beach,
and
WHEREAS, the proposal lS to convert a nlne unlt apartment building
lnto a nlne unit condomlnlum ln the R-3 zone; and
WHEREAS, the Plannlng Commission makes the followlng f1nd1ngs re-
gardlng the Tract Map:
1. The site is physically suitable for development; the land
is flat and lt lS located ln a developed area wlth exist-
ing streets, ut1l1ties, resldences, and commerclal activ1ties
located adJacent to the proJect slte.
2. The slte is sUltable for the proposed density of development;
other proJects of similar denslty have been constructed and
are compatible wlth the area.
3. The deslgn of the subdlvision will not cause substantlal
envlronmental damage.
4. The deslgn of the subdivision lS not llkely to cause ser10US
public health problems because all the necessary util1ties
and services are available for the project.
5. The deslgn of the subdivislon will not confllct wlth ease-
ments, acquired by the publlC at large for access through,
or use of, property within the proposed subdiv1s10n because
no easements acqulred by the public at large are located on
the proJect slte.
6. The dlscharge of waste from the proposed subdlv1s1on lnto the
existing community sewer system wlll not Vlolate eX1sting
requlrements prescribed by the local reg10nal water quallty
control board pursuant to Dlvislon 7 of the Water Code.
7. No resldents wlll be dlsplaced by the proJect because no
unlts are occupled.
8. The project lS exempt from the proVlsions of C.E.Q.A.
NOW, THEREFORE BE IT RESOLVED that the Planning Commlsslon does hereby
approve Tentatlve Tract Map No 10078 and recommends to City Councll approval
of the Tract Map subJect to the following condltions.
1. C C & Rs to be submitted to staff for review and approval prior
to recordat10n.
2. Payment of 1n lleu subdlvlSlon fees be paid to the C1ty for
recreational purposes. These fees are to be pald for the
conversion of the apartment units lnto condom1niums.

3. Installatlon of three new flre hydrdnt> and upgradlng of
two eX1stlng flre hydrants to Clty standards to the
satisfactlon of the Fire Chlef
4. Installatlon of em~rgency access pass through gates 1n
locatlons speclfled by the Flre Chlef In the rear wall.
3. InstallatlOn of dutomatlc garage ooor openers on all
ga rages.
6. Landscaplng plans to be subm1tted to the satlsfactlon of
the staff.
