A RESOLUTION OF THE SEAL BEACH PLANNING
COMMISSION CONDITIONALLY APPROVING
CONDITIONAL USE PERMIT, CP- 8-77 FOR
CONVERSION OF A~ APARTMENT BUILDING IN
n:E R-3 ZONE INTO CO:-JDONl'HUMS
WHEREAS, an appl1catlon was duly flled by Montecito Elght, a llmlted
partnershlp, 9461 Gr1ndlay Street, Cypress for Cond1tlonal
Use Pe~lt, CP- 8-77, and
I1HEREAS, the property 1 s descrl bed as Lot 4, Tract 9458 and 1 s more
commonly kn0l1n as 12540 ~10ntec1 to Road, Seal Beach; anc
WHEREAS, the proposal lS for a Conoltional Use Perm1t for the conversion
of a nine un1t apdrtment bU1ldlng lnto nlne condomlnlums ln the
R-3 zone, and

WHEREAS, the Plann1ng Commlss10n makes the followlng find1ngs rega~dlng
the proposed Cond1tlonal Use Permlt
1. The proposal substantlally complies wlth policy resolutlon
No. 1065 of the Plann1ng Commlsslon.
2. The proJect lS exempt from the prov1s10ns of C.E.Q A
3. ~o resldents will be d1splaced by converSlon.
NOW, THEREFORE BE IT RESOLVED that the Planning Commiss10n does hereby
approve CP- 8-77, subject to the follOlling condl tlons:
1. Each dwelllng unlt shall have separate bUlld1ng per~,ts
to lnclude but not be l1mlted to blllld1ng, plumblng.
electr1cal and mechanlcal perm1ts.
2. Appllcant shall lnstall the m1n1mum amenlty features as
