A RESOLUTION OF THE SEAL BEACH PLANNING
COMMISSION CONDITIO~IALLY APPROVING
CONDITIONAL USE PEPMI1, CP- 6-77 FOR
CONVERSION OF AN APARTMENT BUILDING IN
THE R-3 ZONE INTO CONDOMl'HUMS.
WHEREAS, an appl1cat10n was duly f1led by Monteclto E1ght, a llm1ted
partnersh1p, 9461 Gr1ndlay Street, Cypress for Cond1t10n~1
Use Perm1t, CP- 6-77, and
1'IHEREAS, the property 1 s descrl bed as Lot 2, Tract 9458 and 1 s more
commonly J,.nOlm as 12520 ~10ntec1to Road, Seal Beach; anc
WHEREAS, the proposal 1S for a Cono1tional Use Perm1t for the conversion
of a n1ne unlt apartment bU1ldlng lnto n1ne condomlnlums ln the
R-3 zone; and

WHEREAS, the Plann1ng Comm1sslon makes the followlng flndlngs regard1ng
the proposed Cond1tional Use Perm1t
1. The proposal substantlally complies wlth POllCY resolution
No. 1065 of the Plann1ng Commisslon.
2. The proJect 1S exempt from the prov1slons of C.E.Q.A.
3. NO resldents will be dlsplaced by converSlon.
NOW, THEREFORE BE IT RESOLVED that the Plannlng Comm1SS10n does hereby
approve CP- 6-77, subject to the followlng condibons'
1. Each dwelllng unlt shall have separate bUlldlng perm1ts
to include but not be llmlted to bUlldlng, plumblng,
electrlcal and mechanlcal perm1ts.
2. Appllcant shall 1nstall the m1n1mum amenlty features as
follows three Jacuzzies, flve wet bars and flve bar-
beques. Gazeboes are optlonal and may be appl1ed for at
a later date subJect to varlance conslderatlon
