A RESOLUTION OF THE SEAL BEACH PLANNING
COMMISSION CONDITIO~ALLY APPROVING
CONDITIONAL USE PERMIT, CP- 5-77 fOR
CONVERSION OF AN APARTMENT BUILDING IN
n:E R-3 ZONE INTO CO~DOMINIUMS.
WHEREAS, an applicat10n was duly filed by Monteclto Eight, a llm1ted
partnersh1p, 9461 Gr1ndlay Street, Cypress for Condit1onal
Use Pe~lt, CP- 5-77, and
I'IHEREAS, the property 1 s descrl bed as Lot 1 , Tract 9458 and 1 s more
commonly known as 12510 Montec1to Road, Seal Beach, and
WHEREAS, the proposal 1S for a Conditional Use Perm1t for the conversion
of a nine un1t apartment bU1ld1ng 1nto n1ne condom1n1ums 1n the
R-3 zone; and

WHEREAS, the Plann1ng Commission makes the following f1nd1ngs regard1ng
the proposed Cond1tional Use Permit
1. The proposal substant1ally complies w1th P011CY resolut10n
No. 1065 of the Plann1ng Comm1ssion.
2. The proJect is exempt from the prov1s10ns of C.E.Q.A.
3. No res1dents will be d1splaced by converS10n.
NOW, THEREFORE BE IT RESOLVED that the Planning Comm1ss1on does hereby
approve CP-5 -77, subject to the follow1ng cond1tions:
1. Each dwelling un1t shall have separate build1ng permits
to include but not be limited to bU1lding, plumb1ng,
electr1cal and mechan1cal perm1ts.
2. Appl1cant shall install the m1n1mum amen1ty fedtures as
follows. three Jacuzzies, f1ve wet bars and f1ve bar-
beques. Gazeboes are optional and may be appl1ed for at
a later date subJect to variance cons1derat10n
PASSED AND APPROVED on October 5, 1977 by the follow1ng vote
