A RESOLUTION OF THE SEAL BEACH PLANNING
COMMISSION APPROVING VARIANCE, V-14-77
FOR CONSTRUCTION OF A COMMERCIAL OFFICE
BUILDING IN THE C-2 ZONE WITH LESS THAN
REQUIRED REAR YARD SETBACK AND NO LOAD-
ING ZONE.
WHEREAS,
an appl1catlon was duly flled by Anna M. Roh and Juanlta Hare,
3532 Katella, SU1te 101, Los Alamitos, Cal1forn1a, for Variance,
V-14-77; and
WHEREAS, the property lS described as Lots 67 and 69, Block 212, Tract
No. 10 and lS more commonly known as 1250 Paclfic Coast Hlghway;
and

WHEREAS, the proposal lS to construct a commerclal offlce bUl1dlng with
less than required rear yard setback and no loadlng zone ln the
C-2 zone; and
WHEREAS, the Plannlng Commlsslon found that a separate loadln9 zone would
not be requlred for thlS buildlng due to its deslgn for use as
an office bUllding and the Planning Commlsslon also found that
the resldentlal setbacks are provlded.
NOW, THEREFORE BE IT RESOLVED that the Plannlng Commlsslon does hereby
approve V-14-77 subJect to the followlng condltlons,
1. Relocation of eXlsting f1re hydrant to the satlsfaction of
the Flre Chief and upgrading of the hydrant to Clty East Bay
Standard.
2. Placement of one automatic flre sprinkler head over the
trash area to the satisfactlon of the Flre Chlef.
3. If Caltrans requlres a larger radlus curb than proposed, the
appllcant should dedlcate land for the radlus curb and install
the radius curb. The determlnation of the scope of improvements
should be delegated to the Clty Eng1neer, If the dedlcatlon lS
required there wl1l be some mlnor modlficatlons ln landscaping
and ln one parklng stall, however the mlnlmum requlrement for
landscaplng wlll be met.
4 Landscaplng plans to the satlsfactlon of Staff.
