RESOLUTION NO. 1073 A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION APPROVING VARIANCE, V-13-77 FOR CONVERSION OF A SIDE ENTRY GARAGE TO LIVING QUARTERS WITH LESS THAN REQUIRED FRONT YARD SETBACK AND CONSTRUCTION OF A GARAGE WITH SUBSTANDARD INTERIOR DIMENSIONS. WHEREAS, an appllcatlon was duly fl1ed by Arthur and Ellzabeth Kraft, 412 Emerald Place, Seal Beach, Cal1fornla, for Varlance, V-13-77; and WHEREAS, the property lS described as Lot 20, Tract 2591 and lS more commonly known as 412 Emerald Place; and WHEREAS, the proposal lS to convert an existlng slde entry garage to 11v1ng quarters wlth less than requlred front yard setback and construct a new two-car garage with substandard lnterior dlmenslons, and WHEREAS, the Plannlng Commlsslon makes the followlng flndlngs: 1. The subJect lot lS irregular in shape with the narrowest wldth nearest the street. 2, The subJect lot 1S located on the bulb of a cul-de-sac street. 3, The existlng wall of the side entry garage lS set back 12' from the front property llne at ltS closest and 16' from the front property llne at the other corner. 4. The corner cut off ln the proposed new two-car garage will have a mlnlmal effect upon the parklng of cars due to the fact that the 16' wlde garage door is placed l' closer to the south wall of the garage and away from the corner cut off. NOW, THEREFORE BE IT RESOLVED that the Plannlng Commlsslon does hereby approve Varlance, V-13-77.
