RESOLUTION NO, 1071
A RESOLUTION OF THE SEAL BEACH PLANNINr, COMMISSION
MAKING DETERMINATIONS REGARDING USES IN THE S-P,
PARKING ZONE.
14HEREA), a number of requests have been received to place spas ln the
S-P, Parklng Zone; and
WHEREAS, the purpose of the S-P, Parking Zone, lS to provlde parking
for the adjacent "B" Row lots and to allow other accessory
amenity uses; and

WHEREAS, SurfSlde Colony has no obJectlon to the placement of spas on
the S-P land orovlded requlred parklng lS malnta1ned; and
WHEREAS, the Planning Commlsslon determlned that spas should be permltted
on the S-P property subject to the follow1n9 conditlons and
findings:
1. Each dwelllng unit on "B" Row located next to the S-P, Parklnq Zone,
shall be provlded with two usable on-site parklng spaces. The
prlmary purpose of the S-P, Parking Zone, lS to provide a parklng
area for adJacent "B" Row lots. No spa, pool, equipment or structure
shall be perm1tted which encroaches upon or ellminates any requlred
parkl ng space.
2. The spa compl1es wlth the requlred setbacks (Sec. 28-400(9)(a)).
3. Mechanlcal pool equipment lS located ln compliance with setback
requlrements (Sec 28-400(9)(b)),
4. A valid lease is on flle for the use of the S-P property.
NOW, THEREFORE, BE IT RESOLVED that the Plannlng Commlssion does hereby
determlne that spas should be permltted on the S-P property subject
to the above four ftndings and the Plannlnq Commission does forward
ltS reconlmendations to C1ty Councl1 for affirmation.
