A RESOLUTION OF THE SEAL BEACH PLANNING
COMMISSION APPROVI~G VARIANCE V-2-77 FOR
A REDUCTION OF ONE PARKING SPACE AND
CONSTRUCTION OF AN OUTSIDE PATIO AT AN
EXISTING DRIVE-IN RESTAURANT IN THE C-2
ZONE.
WHEREAS, an appl1cat1on has been duly f1led by Foodmaker, Inc , 4833
Fru1tland Ave., Vernon, Cal1forn1a for V-2.77; and
WHEREAS, the property 1S descr1bed as Lots 34, 36, 38, 40, 42, 44,
Block 208, Stanton and Loth1ans's F1rst Add1t1on and 1S more
commonly known as 800 Pac1f1c Coast H1ghway, and
WHEREAS, the proposal 1S to el1m1nate one park1ng space and construct
an outs1de pat10 for eat1n9 of 455 square feet at an eX1st-
lng dr1ve-in restaurant 1n the C-2 zone, and

WHEREAS, the Plann1ng Comm1ss10n determlned that outs1de eat1ng areas
at dr1ve-1n restaurants should be 1nd1v1dually rev1ewed by
the Plann1ng Commlss10n to determ1ne 1f addit10nal park1n9
should be requ1red; and
WHEREAS, the Plann1ng Comm1ss10n determ~ed that 1n th1S case, t~e
outslde patio area should not be counted 1n determln1ng parkln9
requ1rements; and
WHEREAS, the Plann1ng Comm1ss10n makes the follow1ng f1nd1ngs regard1ng
the subject property and Varlance request:
1. The eXlst1ng ons1te parkln9 1S not fully ut1l1zed.
2. 70% of the buslness 1S by dr1ve through customers who do not
remaln on slte.
3. There 1S adequate stack1ng 1n the drlve t~rough fac1l1ty for
a number of cars.
4. The restaurant 1S equlppeu w1th a large staff chang1ng area
Wh1Ch 1S not open to the Dubl1C but contr1butes to gross
floor area of the bU11d1ng.
NOW, THEREFORE, BE IT RESOLVED that the Plann1ng Comm1ss10n does hereby
approve V-2-77 subJect to the 1nstallation of a customer protect1on re-
ta1n1ng wall on the north slde of the pat10 to the sat1sfact1on of Staff
PASSED AND APPROVED on February 16, 1977 by the followlng vote:
