RESOLUTION NUMBER 1650
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
SEAL BEACH APPROVING HEIGHT VARIATION #14-91, A REQUEST
TO CONSTRUCT A COVERED ROOF ACCESS STRUCTURE IN EXCESS
OF THE PERMITTED 25 FOOT HEIGHT LIMIT (30 FOOT HEIGHT
PROPOSED) IN CONJUNCTION WITH THE REMODEL OF AND
ADDITION TO AN EXISTING SINGLE FAMILY RESIDENCE AT
1631 OCEAN AVENUE, SEAL BEACH, CALIFORNIA
THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH DOES HEREBY
RESOLVE:
WHEREAS, on September 5, 1991, James Mast~ck filed an
applicat~on for Height Variation 14-91 with the
Department of Development Services; and
WHEREAS, the application requests approval for a remodel and
addition to include a covered roof access structure
(CRAS) to a roof deck. The CRAS is proposed to be 101
square feet; and
WHEREAS, the subject property is surrounded on all sides by a
mixture of single family and multi-family residential
dwellings in the Residential High Density (RHD) zone.
WHEREAS, the Planning Commission considered this request at duly
noticed Public Hearings at the its October 2, 1991
meeting and continued it to ~ts October 16, 1991
meeting; and
WHEREAS, the Plann~ng Commiss~on makes the follow~ng findings:
The proposed CRAS is:
1. Arch~tecturally in keep~ng with the remainder of
the structure.
2. The variation is appropriate for the character and
integrity of the neighborhood.
3. The variation does block a small percentage of the
primary view from property within 300 feet but
does not consist of a significant impairment of
the primary v~ew.
4. The CRAS is limited to the minimum size, both
vertically and horizontally, necessary to to
provide the required 6'8" head clearance. See
Attachment A.
NOW, THEREFORE BE IT RESOLVED that the Planning Comm~ssion of the
c~ty of Seal Beach does hereby approve Height Variation #14-91 by
the adoption of Resolut~on No. 1650 SUbJect to the following
conditions:
1. Height Variat~on #14-91 is approved for a covered roof
access structure located at 1631 Ocean Avenue.
2. The covered roof access structure shall be reduced ~n
s~ze to lim~t the structure to the minimum size
necessary to prov~de the required 6'8" head clearance.
3. All construction shall be in substantial compliance
with the plans approved through Height Variation #14-
91.
