RESOLUTION NUMBER 1642 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH APPROVING HEIGHT VARIATION (MPR) 12-91, ALLOWING FOR THE CONSTRUCTION OF A COVERED, ROOF- ACCESS STRUCTURE AT 127 TWELVTH STREET, SEAL BEACH. THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH DOES HEREBY RESOLVE: WHEREAS, WHEREAS, WHEREAS, WHEREAS, WHEREAS, WHEREAS, on June 6, 1991, Kurt Augsburger filed an application with the Department of Development Services for Height Variation (MPR) 12- 91, requesting the construction of a covered, roof-access structure at 127 12th Street, Seal Beach; and the subject property, legally defined as Lot 27, Block 11 of the Bay City Tract is a rectangular lot with 25' x 117.5' dimensions (2937.5 square feet); and the subject property is located on the westerly side of 12th Street approximately 365 feet northward of the center of the intersection of Ocean Avenue and 12th Street; and the subject property is surrounded on all sides by a mixture of sin91e family dwellings and multiple family dwellings in the Res1dential High Density zone, (RHD); and a duly noticed public hearing was held on July 17, 1991 to consider Height Variation (MPR) 12-91; and the Planning Commission makes the following findings: o The proposed CRAS is: architecturally in keeping with the remainder of the structure; in keeping with the character and integrity of the surrounding neighborhood; as conditioned by staff, is limited to the minimum size, both vertically and horizontally, necessary to cover the staircase; and due to the flat terrain in the vicinity of the proposed structure, does not significantly impair the primary view of any property located within 300 feet of the subject property. NOW, THEREFORE BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve Height Variation (MPR) 12-91, subject to the following conditions: 1. Height Variation (MPR) 12-91 is approved for a covered, roof-access structure located at 127 12th Street, Seal Beach. 2. The covered, roof-access structure shall be reduced to a minimum size of 16' - 7" by 5' - 2" to cover the staircase and a landing area for a standard door. 3. All construction shall be in substantial compliance with the plans approved through Height Variation (MPR) 12-91. C:\WP51lP-RIPR91-12.RES . . . Planning Commission Res.
