RESOLUTION NUMBER 1622 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH APPROVING HEIGHT VARIATION (MPR) 2-91, ALLOWING FOR THE CONSTRUCTION OF A COVERED, ROOF- ACCESS STRUCTURE AT 207 THIRD STREET, SEAL BEACH. THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH DOES HEREBY RESOLVE: WHEREAS, WHEREAS, WHEREAS, WHEREAS, WHEREAS, WHEREAS, on February 26, 1991, Michael Aviani filed an application with the Department of Development Services for Conditional Use Permit 4-91 and Height Variation (MPR) 2-91, requesting the construction of a covered, roof-access structure at 2D7 Third Street, Seal Beach; and the subject property, legally defined as Lot 7, Block 102 of Tract 698, as per map recorded in Book 31, page 27 of Miscellaneous Maps, in the office of the county recorder of said county, is a rectangular lot with 30' x 117.5' dimensions (3525 square feet); and the subject property is located on the westerly side of Third Street approximately 120 feet northward of the center of the intersection of Third Street and Central Way; and the subject property is surrounded on all sides by a mixture of single family dwellings and multiple family dwellings in the Residential High Density zone, (RHD); and a duly noticed public hearing was held on April 3, 1991 to consider Height Variation (MPR) 2-91; and the Planning Commission makes the following findings: 1. The proposed CRAS is: architecturally in keeping with the remainder of the structure; not located along a peripheral wall; in keeping with the character and integrity of the surrounding neighborhood; and due to the flat terrain in the vicinity of the proposed structure, does not significantly impair the primary view of any property located within 300 feet of the subject property. NOW, THEREFORE BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve Height Variation (MPR) 2-91, subject to the following conditions: 1. Height Variation (MPR) 2-91 is approved for the construction of a covered, roof-access structure at 207 Third Street, Seal Beach. 2. The covered, roof-access structure shall be reduced in size to the minimum size necessary to house the staircase and provide sufficient area for a full interior swing of the minimum required door jam. 3.
