RESOLUTION NUMBER 1610
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF SEAL BEACH APPROVING CONDITIONAL
USE PERMIT (CUP) 13-90, ALLOWING THE
CONSTRUCTION OF A 25' X 50' METAL STORAGE
BUILDING ON AN EXISTING STORAGE LOT LOCATED
ON NASSAU DRIVE WITHIN LEISURE WORLD (PARCEL
NO.1, LOT 41, TRACT 4401, AS SHOWN ON A MAP
FILED IN BOOK 33, PAGES 21 AND 22 OF PARCEL
MAPS IN OFFICE OF THE COUNTY RECORDER OF
ORANGE COUNTY, CALIFORNIA).
THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH DOES HEREBY
RESOLVE:
WHEREAS, on December 20, 1990, a representative of the Golden
Rain Foundation submitted an application for
Conditional Use Permit 13-90 to the Department of
Development Services; and
WHEREAS, the subject property is located in the extreme
northwesterly corner of Leisure World off of Nassau
Drive. The subject property not located on a through
street; and
WHEREAS, the subject property is located within the Leisure
World community gardens and is presently utilized as a
fenced-off storage area by the Golden Rain Foundation;
and
WHEREAS, The surrounding land use and zoning are as
follows:
NORTH - 7th Street (SR-22).
SOUTH & EAST - Leisure World community gardens and
Leisure World. MUlti-family dwellings
in the Residential High Density, (RHD-
PO) zone separated from the subject
property by a six (6) foot high block
wall and community garden plots.
WEST - San Gabriel River; and
WHEREAS, a duly noticed public hearing was held on February 6,
1991 to consider CUP 13-90; and
WHEREAS, the Planning commission makes the following findings:
1. The granting of CUP 13-90 is consistent with the
provisions of the General Plan which indicate the
subject property is to be used for residential
high density, planned unit development uses.
2. The subject property is adequate in size, shape,
topography and location to meet the needs of the
proposed use of the property.
3. Required adherence to applicable building and fire
codes ensure there will be adequate water supply
and utilities for the proposed use.
NOW, THEREFORE BE IT RESOLVED that the Planning Commission of the
City of Seal Beach does hereby approve CUP 13-90, subject to the
following conditions:

1.
CUP 13-90 is approved for the construction of a 25' x 50'
metal storage building on the existing storage lot located
within the community gardens on Nassau Drive.
2.
Fire sprinklers shall be installed throughout the building.
3.
A fire hydrant shall be installed if required, upon review
by Orange County Fire Department.
4. Subsequent submittal of construction documents shall be in
substantial compliance with the plans approved in
Conditional Use Permit 13-90.
PASSED, APPROVED AND ADOPTED by the Planning Commission of the
City of Seal Beach at a meeting thereof held on the 6th day of
February, 1991, by the following vote:
AYES: Commissioners
Orsini, Fife. Dahlman
NOES: Commissioners
ABSENT: commissioners
