A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF SEAL BEACH APPROVING MINOR
PLAN REVIEW 92-13, A REQUEST FOR A REMODEL
AND MAJOR ADDITION TO THE FRONT UNIT AT
215 TENTH STREET, SEAL BEACH
THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH DOES HEREBY
RESOLVE
WHEREAS, On September 2, 1992, James G Funk and Gladys L Funk filed an applicatIon
With the Department of Development Services for Mmor Plan ReVIew 92-13,
requesting to remodel and add approximately 1,080 square feet to the front urnt of
a duplex located at 215 and 21514 Tenth Street, Seal Beach, and
WHEREAS, the subject property IS nonconforrmng due to approved tandem parking, and
WHEREAS, the subject property, legally defined as Lot 15, Block 109 of Bay CIty Tract and
the northeasterly rectangular one-half of Lot 13, Block 109 of Bay CIty Tract In
the CIty of Seal Beach, County of Orange, State of Callforma, as per map recorded
In Book 3, Page 19 ofMtscellaneous Maps, In the office of the county recorder of
saId county, and
WHEREAS, the subject property IS rectangular In shape With an area of approximately 4,406
square feet (37 5' x 1 17 5'), and
WHEREAS, the subject property IS located on the westerly Side of Tenth Street approximately
1925 feet northward of the center of the intersectIOn of Tenth Street and Central
Avenue, and
WHEREAS, the surrounding land use and zomng are as follows
NORTH, SOUTH
EAST
A mtxture of single fwmly dwellings and multIple family
dwellings m the ReSIdentIal High DenSIty zone, (RHD)
WEST
A mixture of commercial uses located on Mam Street In the
Service CommerCial zone, (C-I), and
WHEREAS, The subject property contams two (2) dwelling umts A one-story front umt and a
rear umt located above the tandem garage, and
WHEREAS, a duly noticed public heanng was held on September 23, 1992, to consider Mmor
Plan ReVIew 92-13, and
WHEREAS, the Planmng CommISSIon makes the follOWing findmgs

NOW, THEREFORE BE IT RESOLVED that the Planmng CommiSSIon of the CIty of Seal
Beach does hereby approve of Mmor Plan Review 92- I 3 subject to the follOWing condItions
1 MPR 92-13 IS approved for an additIOn of approXimately 1,080 square feet to the front
umt of a duplex located at 215 and 21514 Tenth Street, Seal Beach
