SUBJECT: ACCEPTING PUBLIC IMPROVEMENTS FOR CENTEX HOMES
TRACT NO. 16306
SUMMARY OF REQUEST:
The proposed City Council Action will adopt the attached Resolution accepting the
public improvements completed as part of the three (3) lot Centex Homes Tract No.
16306, which is located on the easterly side of Seal Beach Boulevard at Plymouth
Drive/Rossmoor Center Way, which have been completed in a satisfactory manner.
BACKGROUND:
Because most of the required improvements for Tract No. 16306 were installed as part of the
previously approved and adjacent Tract No. 15797, with the exception of landscaping, a
formal subdivision agreement was not required for this subdivision.
All of the required improvements including landscaping and the setting of survey
monuments have been satisfactorily completed.
The City Engineer has provided the attached "City of Seal Beach Certification of
Completion of Subdivision Public Improvements and Setting of Survey Monuments and
Recommendation to Accept Public Improvements for Centex Homes Tract No. 16306"
certifying that all public improvements and survey monuments related to Centex Homes
Tract No. 16306, have been completed in a satisfactory manner and recommends
acceptance of the public improvements.
FISCAL IMPACT:
No impact. Costs are recovered through fees collected from the subdivider for the
processing of subdivision documents.

Upon motion of the consent calendar, it is recommended that the City Council adopt the
attached resolution accepting the public improvements.

OF COMPLETION OF SUBDIVISION PUBLIC IMPROVEMENTS AND
SETTING OF SURVEY MONUMENTS AND RECOMMENDATION TO
ACCEPT PUBLIC IMPROVEMENTS
FOR CENTEX HOMES TRACT NO. 16306
I, Douglas A. Dancs, City Engineer for the City of Seal Beach, do herby certify that all of
the subdivision public improvements and survey monuments related to Centex Homes
Tract No. 16306, City of Seal Beach, State of California, which Tract No. 16306 is
located on the easterly side of Seal Beach Boulevard at Plymouth Drive/Rossmoor Center
Way, have been completed in a satisfactory manner.
In accordance with the Subdivision Map Act, the subdivision was required to construct
water lines, sewer lines, drainage system, and street frontage improvements including curb,
gutter, sidewalk, street trees, landscaping, pavement, and underground utilities. Because
most of these improvements were installed as part of the previously approved and adjacent
Tract No. 15797, with the exception of landscaping, a subdivision agreement was not
required. All of the required improvements including landscaping and the setting of survey
monuments have now been completed.
I therefore recommend that all of the subdivision public improvements related to Centex
Homes Tract No. 16306 in the City of Seal Beach, State of California, be accepted by the
City of Seal Beach
