Dancs, Director of Public Works /City Engineer SUBJECT: APPROVAL OF LOT LINE ADJUSTMENT NO. LL 03- 01,16304 Surfside (ASSESSOR PARCEL NO. 178-502-13 AND ASSESSOR PARCEL NO. 178-502-36) SUMMARY OF REQUEST: The proposed City Council action will adopt the attached resolution approving Lot Line Adjustment No. LL -03 -01 for 16304 Surfside, and authorize the Director of Public Works/City Engineer and the Director of Development Services to sign Lot Line Adjustment No. LL- 03 -01. BACKGROUND: The proposed Lot Line Adjustment No. LL -03 -01 was prepared and submitted by Jones, Cahl and Associates on behalf of Surfside Colony, LTD., owner of parcels 1, 2 and 3 in order to reestablish two lots and to remove an existing maintenance garage. A copy of Lot Line Adjustment No. LL -03 -01 with authorized signatures, parcel descriptions, and exhibits is attached for City Council review. The owner of Parcel 2, known as Assessor Parcel Number 178 - 502 -13 and two roadway parcels adjacent to and southwesterly of parcel 2 known as Assessor Parcel Number 178- 502-36 as shown on Record of Survey 91 -1052 Orange County Records, Book 138 at Page 23 and known on this Lot Line Adjustment LL -03 -0t as existing Parcel 1 being 2,829.89 square feet, Parcel 2 being 910.21 square feet, and Parcel 3 being 8,178.20 square feet, for total of 11,909.30 square feet, will adjust the parcel areas to be 1,433.49 square feet for Parcel 1, 1,387.40 for Parcel 2, and 9,088.41 for Parcel 3, for total of 11,909.30 square feet. The lot line adjustment procedure is not a subdivision procedure and the proposed lot line revision is exempt from the provisions of the Subdivision Map Act. A lot line adjustment is an administrative procedure and can be completed by adoption of the attached resolution. FISCAL IMPACT: No impact. Costs are recovered through user fees collected at the time of application.
